Visioned by Pritzker-award winning Japanese architect Shigeru Ban, House is a stunning example of building to meet the evolving needs of a city. Planned for the emerging neighborhood of Little River, House is at once a residence, a community hub, and a sustainable model for future projects.
Comprised of 320 units, the biophilic building is set to open in 2026. We’ve quietly followed this project for a while, and here’s why we love it:
Environmental considerations. Through extensive climate impact surveying, Yakol Capital and Ban’s team were able to seriously consider how to build for the environment. By orientating the units to receive maximum shade and also pick up some bay breezes, House hopes to inspire tenants to consume energy wisely.
Wellness as a living amenity. House has an edge for fitness lovers that goes beyond a standard gym — in the form of indoor padel courts. Tenants can get their sweat on right downstairs without having to beat traffic to make it to their court in time.
Intentional and sensible pricing. Miami is famous for luxury units, but House brings a livable and responsible luxury in a growing neighborhood with units beginning in the $300 thousand range. Simply unheard of in today’s Miami market and poised to resonate well with millennials and small families.
Community component. As we have seen year or year traffic intensify in Miami, there is a strong desire for a liveable and workable (and walkable!) community. The ground floor of House will have specific need-based community tenants, think a local butcher, a casual coffee shop, and other practical storefronts to enhance the tenant experience.
